What this means

You introduce a potential buyer to us — someone you know personally who has a genuine interest in investing in Lombok. You share their name, contact details, and a rough sense of what they're looking for. From that point, our team takes over completely: property matching, viewings, negotiations, and closing. You stay in the background. We keep you updated.

To qualify

Buyer has real intent (not just curious), an approximate budget, and is looking to buy within 12 months. They should have seen at least one of our listings or our website before we meet them.

What this means

You've done real discovery work with the buyer before introducing them. You know their exact budget, their preferred property type (land, villa, plot), their target area in Lombok, their timeline, and their specific criteria. They are ready to move — not still exploring. You hand us a fully briefed buyer. We take it from there.

To qualify

Buyer has a confirmed specific budget, knows what they want and where, is ready to engage within 60 days, and you've had multiple real conversations with them about Lombok property.

What this means

You are the buyer's main contact from start to closing. You manage the relationship — updates, questions, visit coordination, offer discussions — while we handle the property side. We support you at every step when needed, but you lead the client relationship. This is a true partnership where both sides are actively working to close the deal together.

You are present and responsive throughout the full process — not just at the introduction stage. You co-manage the client with us from first viewing to AJB signing.

Full partnership

Your tier is confirmed by us when you register a lead. To support a Tier 2 or 3 claim, send evidence — conversation logs, budget confirmations, buyer emails — within 5 business days of registration confirmation. Fees are paid on successful AJB closing only. No deal closed, no fee.

How to register a lead

Always start with a pre-check
Before anything else, send us the buyer's full name and email address by WhatsApp or email. We check within 24 hours whether they're already in our system. If they are, no registration is possible and no fee applies. If they're not, you're clear to go. Never skip this step — registrations submitted without a prior pre-check are not valid.

Send your full registration
Once cleared, send us everything by WhatsApp or email: buyer's full name, nationality, contact details, budget, property type, preferred area, and your tier claim. If you're claiming Tier 2 or 3, attach any supporting material — the more context, the faster we can confirm.

We confirm your registration in writing
We'll confirm your registration and tier within 2 business days. That written confirmation is your protection — it locks the buyer to you for 90 days and documents your fee entitlement. Keep it. No written confirmation means no valid registration.

We handle everything from here
Property matching, viewings, negotiation, legal process, AJB coordination — we take care of it all. We'll update you at key milestones so you can stay informed without having to chase us.

You get paid after closing
Your fee is transferred by bank wire within 14 business days of us receiving our commission at AJB signing. Please send us your bank details before closing. We'll confirm your exact fee before the deal closes — no surprises, ever.
Important
Two rules that protect both of us
Rule 01
Always pre-check before registering
Send us the buyer's name and email and wait for our clearance before submitting any registration. This protects you — if you skip it and the buyer is already in our system, you lose your fee entitlement completely, regardless of outcome. It takes less than a minute and it's always worth it.
Rule 02
Work exclusively with us once registered
Once you register a buyer with us, please don't actively introduce that same person to competing agencies in Lombok while your registration is live. We invest real time converting your referral — we ask that you're working toward the same goal. Breach of this voids your fee immediately.
At a glance
Key conditions
Your lead is protected for 90 days
From the moment we confirm your registration, your buyer is locked to you for 90 days. If no MOU is signed by then, the registration lapses. Need more time? Ask before the deadline — we can extend by up to 60 days.
Payment happens after AJB closing
We pay within 14 business days of receiving our full commission from the seller at AJB signing. No advances or early payments — but you'll know your exact fee amount before we get there.
One partner per buyer
We honour the first confirmed registration for any given buyer. If two partners claim the same person, it's resolved between them. This is exactly why the pre-check process exists.
Buyers already in our system
No fee applies if a buyer has already been in contact with us — through our website, social media, a past enquiry, or via another partner. The pre-check is the fastest way to avoid this situation.
Tax is your responsibility
We pay all fees gross. You're responsible for any tax on referral income in your country. If you're unsure how this applies, a quick conversation with your accountant before your first deal is worthwhile.
Please keep things confidential
Everything we share with you — properties, pricing, sellers, client details — is confidential. That includes this page. It's private and for approved partners only. Please don't share the URL.
